Most people buy rental properties because they want to make easy money - not because they want to get a telephone call at 3am because a toilet backed up and not because they want to hear a tenants excuse as to why the rent isn’t there when it’s supposed to be.

What is property management?

When you own a rental property and want to be hands off you hire a property manager (PM). The PM performs all the day-to-day functions of owning a rental property.

They advertise the property when it is vacant. They hold open houses to show the property to prospective tenants. They interview the prospects and conduct background, criminal, and credit checks as well as perform employment and residency verifications. They prepare the lease as well as handle any maintenance issues that arise with the property. They collect the rent and if the need arises they handle late rent and file evictions as well as go to court on the owner’s behalf.

Normally a property manager charges between 10-12% of the rent each month to perform these services and they are worth their weight in gold. A good property manager can get you more rent from a tenant and can make owning an investment property a good experience as opposed to being a headache (and trust me there’s a fine line). 10% may sound like a lot to some owners but just think about it. Say you have a house rented out for $800 a month. You pay the PM $80 a month and they handle all the headaches, all the telephone calls, collect the rent, and any other attention the property may need.

When you buy one of our rental properties you are able to stick with the manager that we use, or you may choose to manage it yourself, or you may use any other manager you feel comfortable with.
